A.E. Property Management Services is a small yet professional company that provides property management services for condominiums
as well as commercial properties.
Founded by Elise Azzopardi, the organisation has been in operation for around three years and has quickly established a reputation for providing quality, efficient, and bespoke services to its clients.
A.E. Property Management Services offer various property management services, including marketing clients’ properties for sale or rent, handling maintenance and repairs, conducting regular inspections of vacant or rented properties, maintenance of garden/pool areas, keeping properties clean, and representing owners in general condominium meetings. In addition, the company follows up with contractors to ensure that all jobs are done effectively and on time, they collect rent from tenants on behalf of landlords, handle emergencies when necessary, and assist in tenant move-outs. They are also responsible for managing bills, and keeping records of expenditures.

“My role has a lot to do with sparing clients from headaches. When something goes wrong with a property, such as damages caused by the weather or by general wear and tear – I step in and coordinate the works with my trusted suppliers and resolve the issue,” Elise explained.

Her career originated in the field of accounting, which she has been operating in for over 16 years. It was her passion for real estate which led her to venture into the field of property management. “If a friend was looking to buy a property, I would always help them on the search and go and see potential properties with them. There were times when I was even keener than the buyer, to see a property. I loved it then, and I still do now,” she said. Her background and financial know-how gives her a clear competitive advantage in drawing up budgets and annual accounts for clients. “Being on top of the figures gives you an added edge in this area and it is something which makes life much easier for clients. I can explain the details of the accounts easily, since I would have worked them out myself – meaning that I can reply to queries on the spot,” she explained.

Elise’s approach provides clients with information about services, suppliers and properties available on the market – tailored to their individual needs and budget. She is also focused on providing a bespoke service, which includes regular-flowing communication with clients: a proactive approach aimed at building and maintaining good relationships.

“We don’t just hold an AGM and forget about the clients, until the next scheduled AGM – a year later. If clients would like to hold meetings every quarter, we are always willing to accommodate them. I take pride in attending the meetings personally,” she added.
Elise is keen on working transparently: “Unlike some other operators in the field, I only act as an intermediary. I am not the one invoiced – therefore any discounts received from suppliers with whom I have a strong relationship, are passed on directly to the client, who is billed directly. I want to ensure that my clients are never short changed,” she emphasised. Elise seeks out suppliers who offer products and services that meet her three criteria of quality, efficiency and good value for money.

That Elise’s husband Aaron is a certified electrician and plumber ensures that every client of A. E. Property Management Services benefits from this direct and internal know-how. “He provides me with support and advice, but this is to me personally, so I can better understand what a particular client needs. I then outsource work to our third-party suppliers,” she explained.

Elise utilises a small, hand-picked team of trusted and professional individuals. “I select team members and suppliers with great care, to ensure a high level of diligence and service quality to our end clients. For example, the cleaners are vetted carefully, as I will be sending these professionals to our clients’ homes and business properties. I must be able to trust them enough to represent me, with my clients. In addition, I keep regular direct contact with all our clients to ensure that everyone is completely satisfied with the work delivery,” she added.

Based on her success with clients over the past three years, Elise is looking at expanding the company’s operations by offering cleaning services for new and current clients as well as project management services for a range of properties, including houses and apartments.

“I am working on offering a full bespoke service, taking a property from shell form to a home which is ready to be moved into,” she explained. This will entail working with the client’s chosen interior designer, obtaining quotes, liaising with suppliers, professionals and tradespeople, as well as overseeing deliveries and assembly of furniture.
